General Terms and Conditions

§ 1

The information contained in our offers is based on data provided to us. We strive to obtain the most complete and accurate information about properties and contractual partners; however, we cannot accept liability for the accuracy or completeness of such information.

§ 2

Our listings are non-binding. Prior sale or lease is reserved.

§ 3

We are entitled to act on a commission basis for both parties.

§ 4

For all Belgian properties, the IPI statutes (Institut Professionnel des Agents Immobiliers) apply.

§ 5

Our offers and communications are intended solely for the recipient and are to be treated as confidential. They may not be disclosed to third parties. If a contract is concluded as a result of unauthorized disclosure, our client is obliged to pay us the full commission that would have been due upon success.

§ 6

If the recipient is already aware of the opportunity to conclude a contract presented by us, this must be reported to us immediately and in writing within 5 days, including the source. Otherwise, prior knowledge cannot be asserted.

§ 7

Unless otherwise agreed in writing, the commission for proof and mediation is: for the purchase and sale of real estate, 3% of the purchase price plus statutory VAT.

§ 8

Our entitlement to commission arises as soon as a contract is concluded as a result of our evidence or mediation. The client is therefore obliged to notify us immediately if, and under which conditions, a contract has been concluded for a property we offered.

§ 9

The entitlement to commission also applies if the contract is concluded under conditions that differ from the original offer, or if contractual extensions or additions are made in temporal and economic connection with an initial contract.

§ 10

Place of performance and jurisdiction, insofar as legally permissible, is Aachen and Eupen.
